The new property management division, located at Virtue's central location, is led by
Christopher Hahn. Hahn has over 15 years of experience in real estate and more than
five years in property management. He leads a team of five professionals who
collectively have over 40 years of experience. The division focuses on a customer-
centric approach, emphasizing open communication and responsive service. It utilizes
Virtue's advanced management software and processes, streamlining operations across
its portfolio of over 100 properties.
“Communication is a big issue in the industry – it is one of our biggest assets,” said
Hahn. “We’re offering property and estate management services with a personal
touch. When you call in, you’ll get a call back the same day. We are going to ensure
everything is handled on time.”
Virtue’s comprehensive range of property management services includes tenant
sourcing and vetting, handling maintenance requests, ensuring compliance with
landlord-tenant laws, and rent collection. Its lease management offerings include
drafting leases, handling renewals, and managing move-ins and move-outs.
In addition to daily management tasks, Virtue maximizes clients’ returns on property
investments by setting competitive rental prices and monitoring cash flow.

Another expansion of our offerings, Estate Management, is an exclusive service by
Virtue’s management team. Clients who use our services can choose from two distinct
packages tailored to the luxury client.
Package One offers comprehensive oversight of all household utilities and property-
related expenses. Specific services include managing all utility accounts, overseeing
HOA and SID/LID accounts, processing and paying property taxes, tracking and
paying vendor invoices, and providing detailed expense reporting.
“We reversed over $10,000 worth of HOA fines for one client,” said Hahn as an
example of how Estate Services works for the homeowner. “The HOA was sending
the letter to the wrong address. We were able to clear everything up.”
Package Two is full-service management covering all aspects of property management,
vendor coordination, and ongoing maintenance. It includes everything outlined in
Package One, as well as hiring, scheduling, and overseeing service providers. Upon
completion, Virtue inspects the work. It also performs and tracks maintenance tasks,
coordinates and manages all repairs and conducts annual property inspections.
Hahn noted these services save clients’ time and money by leveraging professional
connections for repairs, maintenance or other services. For example, he recalled a
client who needed an AC unit. Because Virtue purchases a high volume of units per
year, Hahn negotiated a reduced price and got the repair completed quickly.
“We have the leverage of over 100 properties, so when we call, we’re bumped to the
top of the list,” said Hahn. “The high volume means we can save property owners at
least 10 to 20%.
Clients also benefit from quality control, which ensures that maintenance is
performed correctly.
“If a property is vacant or a person is traveling and not able to monitor the different
vendors, we ensure you’re getting the service you paid for,” said Hahn.
